The AI Era in Real Estate: When Buying a Home, We Will Now Consult AI Instead of Agents

Turkey is close to establishing a fair, accessible, and transparent real estate valuation system. The Ministry of Environment, Urbanization and Climate Change will launch the Value Information Center for the real estate sector in Istanbul in early 2026, with a nationwide rollout planned for 2027. Similar to the parcel query system, the platform will display the true market value of any property, allow citizens to compare it with other properties in their neighborhood, and analyze housing supply and demand at the district and neighborhood level — all powered by artificial intelligence.

Istanbul Properties Listed at 30–40% Above Their Real Value

Through this system, citizens will be able to learn in detail about the expected return on their investment, its cost, the sale price, and future projections. AI-powered valuations have already revealed that many properties listed on Istanbul platforms are advertised at 30–40% above their actual market value. The system is also expected to put an end to the widespread market manipulation that has long frustrated buyers.

The Risk of Being Defrauded Is Being Eliminated

Burak Ustaoğlu, President of the Real Estate Investment and Technologies Association, explained that the AI-powered system eliminates fraud risk by answering every question an investor might have — from a region's land value and investment return to the average value of listings on platforms. Ustaoğlu shared his assessment: "People can use these AI applications themselves by entering the information they need to research property values. Investors can get answers to questions like: 'What are my expectations from this investment? Am I looking for short-term capital appreciation or rental yield? Is this for commercial or residential purposes?' They can then enter the required details into the AI and find the most suitable property for their needs. Because technology is being used here, the human risk factor is also eliminated."
