Stating that demand for real estate has slowed down due to high interest rates, Ustaoğlu noted a real depreciation in housing prices over the past 9 months. He highlighted that despite significant increases in construction costs, developers are unable to reflect these costs in sales prices due to weak demand and are instead offering new promotional campaigns. He pointed out that this environment creates a substantial real estate investment opportunity for investors. While title deed sales have declined, Ustaoğlu observed an acceleration in contract-based pre-construction sales over the past 1-2 months, predicting market recovery and renewed investor interest in real estate alongside expected interest rate cuts in the final quarter of 2026. He also cautioned that selling projects at a loss is unsustainable and could lead to unfinished construction projects if unaddressed.
