Geopolitical Risks Reshape Energy Policies

The upward pressure on oil and gas prices caused by geopolitical risks involving the US, Israel, and Iran is making sustainable energy solutions a strategic necessity in the real estate sector. According to the 2026 Global Energy Policies Outlook published by the International Energy Agency (IEA), supply disruptions triggered by conflicts in the Middle East are accelerating the transition in support mechanisms for renewable energy.

The report predicts a shift from fixed-price supports to market-based mechanisms in many countries, expecting about 60% of new capacity between 2025-2030 to be provided through these methods. The IEA evaluates the current crisis environment as a breaking point that could lead to fundamental changes in energy policies, similar to the oil shocks of the 1970s.

Solar Energy Shifts from Environmental Choice to Strategic Necessity

Burak Ustaoğlu, President of the Real Estate Investment and Technologies Association, noted that volatility in energy markets is driving investors toward more predictable and sustainable solutions. Ustaoğlu stated that solar energy and energy storage systems have moved beyond being an environmental preference, noting:

"The rise in oil prices increases the demand for energy efficiency-focused technologies. In this context, smart home systems are coming to the forefront. Solutions that optimize energy consumption, lower costs, and offer users greater control are being adopted faster alongside rising energy prices. If geopolitical risks continue, investment preferences are expected to shift towards AI-supported smart housing integrated with renewable energy systems."
